The pricing strategy is a vital step for the success of accomplishing your goals, and for generating you the most amount of money, with the best buyer terms for you.

Every situation is different, and every situation is unique. At the end of the day, any home can sell in any condition as long as it is priced accordingly. I will provide you with expert knowledge and advice about what maintenance, upgrades, and preparation items are necessary to sell for a great price in a timely manner. And if you have a desire to invest a bit more into upgrading your home before you list, I will point you in the right direction about how to spend your money wisely.

While utilizing multiple streams of lead generation, tapping into as many networks as possible, and creating a crisp and clean marketing plan, I am able to excel and with my high energy and drive to finding you the most qualified buyers possible. And the work begins well before you put your home on the market, it starts for me the moment you decide to hire me. The more energy I put into finding you buyers before you even list, the more activity we will generate when we go live on the MLS. And that activity is necessary to create a competitive sales environment in order to sell your home for top dollar, all while finding you amazing buyers and to have the most desirable terms. 

Once we have received an offer (or multiple) it is my duty to take time and care in explaining the offer terms to you, and to negotiate in a strong & confident manner in order to generate the best terms possible for you. No matter what they look like! For some sellers the price is the most important thing, and for others it could be closing date & having a rent back agreement.. Whatever your needs are, we will communicate about them, and I will negotiate them for you. 

From start to finish after your offer is accepted, you can expect it to take a minimum of 30 days, and in this market a maximum of 60 to 90 days. During this time we will work to remove all contingencies which can include inspections & appraisals if the buyer is obtaining mortgage financing, ensure a clear title, have a property appraisal with the bank, and more!
